
September was a great month in Sheridan Homeland as we got back to routines and school. Both the weather and the resale housing market were very co-operative as well, compared to September of 2008 which only offered 3 detached homes for sale and all 3 homes were removed from the market without selling.
September 2009 tells a different story, the resale housing market for detached homes was very active with a total of 9 homes offered for sale. Average days on market of only 16 days and an average sold price of $440,833 for the 9 home, 2 of the homes were on the market to begin the month and both homes sold during the month plus 4 of the new homes for sale hit the market after the 25th of September and of the those 4 homes 2 are sold conditional and 2 are still available for sale.
The average sale price has decreased slightly from August of 2009 ($455,000) but historically we do see a slight softening of sold prices this time of year as buyers demand typically slows.

It is truly nice to see so many new families calling Sheridan Homelands, home. I have been a resident of the homelands since 2003 and believe it is a community that has a lot to offer. We are located close to major highways and transit. We offer excellent schools and recreation facilities. My favourite feature is all of the mature trees which look so beautiful this time of year as the colours change.
